Westward at Trenance, Mawgan Porth - Guide price £1.2million

Set on the beautiful north Cornish coast between Padstow and Newquay, the village of Mawgan Porth is set around its stunning sandy beach at the seaward end of the Vale of Lanherne. The broad expanse of soft sand giving way to the sea makes it perfect for young families and keen surfers alike.

The valley that sweeps away from the beach is exceptionally beautiful with the Menalhyl river running straight through the middle between the rolling hillsides. The village has a host of local shops including a café, surf shop, supermarket and deli as well as a farmshop on the hill above.

Trenance is around two miles from Watergate Bay and Jamie Oliver’s Fifteen restaurant and around eight miles from the foodie paradise of Padstow.

Westward, one of the oldest properties in Trenance, sits on the north side of the beach and includes part of the wild gorse clifftop within the freehold title. As the name suggests, views from the house and grounds stretch out through the trees to the west taking in the sandy beach, sea and coastline stretching into the distance.

Although originally designed and built many decades ago, the house has been very well maintained and updated by the owners since they purchased it in 1999. There is a huge open-plan ‘live-in’ kitchen with a fireplace and AGA, which in turn opens into a large conservatory and the garden.

There are four bedrooms, with three en suite bathrooms. There is a family bathroom and a sitting room which could be used as a fifth bedroom.

Westward is approached through a long private drive and sits to the rear of its large plot, with gardens and grounds approaching 3.4 acres including the wild gorse clifftop.

Most of the gardens lie to the front of the house with level lawns and evergreen trees providing shelter and privacy. There is a double garage to the far side of the house, and a path leading to the clifftop land, where one can join the South West Coast Path or continue down to the beach.
